very private, no one can really hear you down there

BUT, the downpoint is that it can be a little cold in the winter (but i have found that a space heater corrects this well, and we have purchased 2 1500 watt space heaters for the room). the other downer is that you can hear people above you if they are excessively loud. However, everyone is very mature, and if we are asked once, we quiet down immediately.

All in all, for 300 a month you get 3 fun, drama free, rock and sports loving roommates who are career driven, take care of each other, and have great times on the weekends.

Washer/dryer in basement is shared. Kitchen is shared- pots/pans,dishes etc. can be used. Medium sized Intex pool in yard shared,obviously can use yard/front porch.

Housemate's responsibilities include: Keeping upstairs bath clean-cleaning shared with other tenant. I provide supplies. Buying toilet paper for that bathroom-sometimes. Sharing mowing of the back lawn only with landlord and other tenant(very small lawn, has a pool in the middle). A lawn service mows the front lawn. Snowblowing in winter shared. Other small tasks as requested for the general household.

I expect references, that you are employed and can pay rent on time. I don't have any funny house rules. No loud noise/large gatherings after 10pm weekdays unless pre-planned and this is a drug-free household. I have no problem with overnight guests unless it becomes a daily habit- that is a whole extra person using house resources. For the most part, I don't really pay attention to your comings and goings or who you bring in- but they must be as safe and reliable a person as you are.

There is a $75 security deposit and first month's rent in advance. I will give a $20 discount on rent if you can set up direct deposit/auto payments through your bank.

I prefer males, I have rented this room out since 2002 and males add a little extra security to the house and are less picky about clutter and many other things. Females, not so much. This is a 'boarder' situation, legally, and above and beyond that, I can pick whom I most trust or prefer after the initial interview.

I have 2 siamese cats and one dog (a lab/dobie mix). The dog doesn't bite, but jumps when happy. One cat is friendly, the other hides. Only 1 cat sheds a little. The other cat and dog do not shed noticeably. Smoking is not allowed on the 2nd floor.

Seeking a roommate for 20x14 master bedroom in a 3 bedroom house located in Amherst, NY near UB South Campus, available June 1st. This space is in addition to the 5x6 desk area, 5x6 walk-in closet, and 2 extra spacious closets in the room. It's a very good amount of space for anyone to live in , and it will have a new carpet installed by the time you move in!

Before I go any farther, I'd like to describe the living situation. I'm a 26 year-old male who works full-time. My roommate is a 24 year-old male who works full-time and is also a part-time student. It's a pretty friendly environment, and the house is generally kept pretty clean; however, we're not neat freaks. We're not excessively loud, but there may be music during appropriate hours and we may have people over on occasion. Drinking/hanging out/socializing is always welcome, and your friends are welcome here as long as you take responsibility for them and nothing gets broken :) We're pretty laid back and respectful people, but we do expect that any prospective renter contribute to general household duties (cleaning, etc.). Really, it's nothing out of the ordinary: general common-sense and respect for those whom you live with.

All right, now for the details! Rental of the room includes the use of our washer and dryer, full kitchen with appliances, entertainment/common areas, off-street parking, and limited storage area in the garage and basement (in addition to the massive amount of closet space in the room itself). We also have a weight bench in the basement.

Entertainment area includes 36" TV, with DVD player, receiver, and floorstanding speakers (w/ subwoofer!).

All utilities included, no extra costs each month. Only exceptions: Air conditioner = $25.00 extra/month; Heater = $50.00 extra/month. Sorry, but they eat a lot of electricity. The lease would be for 6 months, with the first 3 months being mandatory/non-negotiable and the last 3 being month to month. We're trying to accommodate those who need flexibility or short-term leases, but also trying to protect ourselves against someone moving out with too little notice, thereby leaving us high and dry. In short, if you wanted to move after 3 months, just give us 30 days' notice anytime thereafter and you're free to go :)

No pets, unless it's something in a tank or a cage. Security deposit equivalent to first month's rent due to secure the room ($500.00); first month's rent due before move-in date (also $500.00).
