Available December 1st, we have a large room with a walk in closet (6x3), at an amazing location on the corner of Sterling Av and Hertel Av. Location wise, it does not get any better, directly across the street from Terry’s gym, Sterling Tavern and Family video, and within a very short walking distance to Shadow Lounge, Gecko’s Taste of Thai, Sidebar, Gramma Morra’s, and many other bars and restaurants. The neighborhood is very safe,family friendly with many young professionals. We occupy the upper unit and utilities are very low (close to $40 per person in the summer months and around $80-90 per person in the winter) which includes heat, electric, Time Warner cable and the Time Warner Road Runner internet with Powerboost.

The apartment is fully furnished, including:

a 8 person hot tub (we run it year round),
living room with flat screen TV,
fully furnished dinging room,
full kitchen with all appliances,
washer/dryer in the basement
stainless steel grill in the back yard
2 refrigerators in the apartment
a standup freezer in the basement
a good amount of storage space in the dry basement
2nd story porch,
stained glass windows
hardwood floors.

The room itself was recently updated with modern fixtures, ceiling fans and paint. In tems of size, it is much larger than the small bedrooms you find in your typical N. Buffalo rental, and is about 15x14. Parking is on street but rarely an issue. As mentioned there is a walk in closet that is 6ft by 3ft and fitted with many shelves and racks.

Roommate wise, we are all currently young male professionals from 24-27 and have a Chocolate Lab. This is also the landlords unit, so any items needing fixing are fixed quickly and neighbors are extremely respectful.

We are looking for a young professional or possibly grad student, with a strong preference to males to join us as a roommate. Additionally, preference will be given to those renting the room starting Dec 1. We find it important the individual feel comfortable with a dog in the apartment, be at very least semi social, be responsible, and like to have fun. All current roommates in the apartment now have differing schedules, so extra company around the place would be nice. We are pretty clean, but not neat freaks, love to cook, go out on weekends, and watch a lot of movies/HBO series.

Rent is $275, leased month to month with deposit. There are alternative options to move in with no deposit down, inquire if you are interested. No cats without exception, we would prefer a roommate without pets, but it may be negotiable.
